The service

What does SurveyChecker actually do?

You upload your building survey report as a PDF and our AI — built around UK residential surveying logic and the RICS Home Survey Standard — reviews the report's content for clarity, completeness and quality. You get a quality score, plain-English findings, questions to put to your surveyor, and guidance on next steps.

Does SurveyChecker inspect the property?

No. SurveyChecker reviews the content of your survey report only. It does not visit the property, and it cannot confirm whether defects are present or absent. It tells you how well your report does its job — not what condition your house is in.

Is this designed to catch surveyors out?

No. Most surveys are professionally produced, and when your report meets the standard we say so plainly — that reassurance is valuable in itself. Where a report genuinely falls short, we help you raise it fairly and constructively.

Is SurveyChecker affiliated with RICS?

No. SurveyChecker is fully independent and is not affiliated with or endorsed by RICS. Our review is aligned to recognised residential survey reporting expectations, including the RICS Home Survey Standard, as the benchmark your report should meet.

Which survey types can I upload?

RICS Level 1 Condition Reports, Level 2 HomeBuyer Reports, Level 3 Building Surveys, and equivalent reports from non-RICS surveyors. The analysis judges your report against the expectations for its level — a Level 2 report is not marked down for lacking Level 3 depth.

Independence & method

How is SurveyChecker independent?

We do not carry out surveys, we do not sell them, and we take no referral fees from surveying firms. The same methodology is applied to every report, whoever wrote it — and when a report meets the standard, we say so in writing.

Who wrote the review methodology?

A practising chartered surveyor. The five tests every section is measured against are the same checks used to quality-assure reports in professional practice — the software applies that methodology; it does not invent it.

Does SurveyChecker use AI?

Analysis is performed by our review engine — professional surveying methodology applied by software, with AI-assisted document reading. The standards we benchmark against are public, the scoring is computed from recorded outcomes rather than an AI's impression, and the methodology is set by a chartered surveyor.

Can my solicitor rely on the output?

The quality report is an independent, evidence-based review: every finding cites the section and page of your survey, so a solicitor can verify each point directly against the source document. It is guidance rather than legal advice, and it never asserts negligence.

Using the service

What file types are accepted?

PDF files up to 100MB. Your report must be text-based or a good-quality scan — we extract the text in order to analyse it.

How long does the analysis take?

Usually a few minutes from upload. You'll see the status on your dashboard, and your free assessment results appear as soon as processing completes.

What does the free assessment include?

Your overall quality score, the rating band, a summary, and a sample of findings. The complete findings list, surveyor questions, negotiation points, complaint support notes and the downloadable PDF summary are part of the full analysis.

What is the difference between a single unlock and membership?

A single unlock reveals the full analysis for one report. Membership unlocks every report you upload while active — useful if you're comparing several properties or work in property professionally.

Complaint support

Can I use this to complain about my surveyor?

The analysis highlights points where your report may fall short of the standard for its level — evidence you can raise with your surveyor. Our optional support packages then do the heavy lifting: a professionally drafted Resolution Letter, a structured Refund Request Pack, or Full Claim Support for serious cases. We avoid legal conclusions and never assert negligence.

Which support package should I choose?

It depends on the outcome you want. Choose the Resolution Letter for a correction, apology or goodwill gesture; the Refund Request Pack to pursue some or all of your survey fee; and Full Claim Support when a serious failure has affected your purchase and you want everything prepared for formal escalation.

Is this legal advice?

No. Our support helps you raise fair, evidence-based concerns through the surveyor's complaints procedure and the property redress schemes. For substantial losses we recommend independent legal advice — and our Full Claim Support pack is designed to give a solicitor a running start.

Privacy & payments

Is my report kept private?

Yes. Uploaded files are stored in private application storage, never exposed through public URLs, and access is restricted to you and our administrators. We don't share your report or your data with third parties beyond the processing described in our Privacy Policy.

How are payments handled?

All payments are processed securely by Stripe. We never see or store your card details. One-off purchases are single payments; memberships are recurring subscriptions you can cancel at any time.

Can I get my uploaded report deleted?

Yes. Contact us at hello@surveychecker.co.uk and we'll remove your uploaded files. We may retain minimal analysis records where required for your account history.
